A new law for good landlordship: a contact point for tenants
Currently tenants encounter various problems when renting a house, apartment or studio. Examples include discrimination, intimidation, high servicecosts and illigal rental contracts. In order to combat and prevent these misbehaviours, there will be introduced a new law. This new law is the 'Wet goed verhuurderschap' and takes effect form the first of July, 2023. This law provides better protection againts misbehaviours from landlords for tenants including migrant workers.
This new law will bring some changes for the rental laws. For example, there will be a basic general norm with more rules for landlords. Also local authoritys will have to establish a contact point for tenants where thay can report misbehaviours. And the local authoritys are given powers to take enforcement action against misbehaviours in the local rental market.
What will be the new norms?
Based on the new law (the Wet goed verhuurderschap) landlords are obliged to behave well. Behaving like a good landlord means they have to follow the following rules:
- don't discriminate
- don't intimidate
- provide a written rental agreement
- inform tenants about their rights and obligations
- provide contact information of a person you can turn to when there is something wrong whit the rental property
- provide insight into the service costs
- don't ask a deposit in the amount of two months rent
- pay the deposit back within two weeks after the end of the rental agreement
These new norms are valid from the first of July, 2023 for all landlords in the Netherlands. Exeption on this is that the obligation to provide information will only aply from the first of January, 2024.

A contact point for tenants
All the local authoritys will have to provide a contact point where tenants and labour migrants can report misbehaviours from their landlord. Whithin Nijmegen this contact point can be found as: Meldpunt Huurders Nijmegen. All tenants and labour migrants can file a complaint when their landlord isn't following the above rules.
When your landlord is violating the above regulations and you live whithin Nijmegen, please report this to us. We will inform you about your options and the process involved. Making a report is completely free and action will only be taken after your approval. You can make a report of misbehaviours form your landlord by:
